Methodology
How we collect rates and Calgary data
Short answer
Every rate was read off the lender's own website and stored with the page URL, a verbatim quote and the date. Calgary home values come from the City of Calgary's open assessment data. Nothing is estimated, interpolated or paid for, and no rate is called “live”.
Lender rates
- 16 lenders that lend in Alberta, 232 closed rates, collected Nov 2, 2026 from each lender's own page; the build rejects a rate whose quote doesn't contain it.
- "Lends in Alberta" means a national lender, or a lender whose own site shows Alberta lending (licence, branches or members); the evidence is on the Alberta lenders page.
- Variable rates shown only as "prime − x" use that lender's own stated prime and are marked as computed.
- Refresh: Re-read every lender's rates page weekly (Mondays) and the day after each Bank of Canada decision; method in mitey-site-kit scripts/lender-rates-README.md. The dataset is shared with the MITEY network's other rate sites.
Calgary home values
489,727 residential parcels from the City's 2026 assessment roll (market value on 2025-07-01), grouped by the City's own community types and sub-property-use codes (detached, semi/duplex, townhouse, apartment condo; rental buildings excluded). Medians need at least 50 homes. Contains information licensed under the Open Government Licence – City of Calgary.
Calculations
- Payments: Canadian semi-annual compounding (fixed); monthly (variable).
- Income needed: stress-test rate, GDS 39% / TDS 44%, 50% of condo fees, Calgary 2026 tax rate on the price.
- Land Titles: $50 + $5 per $5,000 or part (e.g. $650 on $600,000).
Changelog
- Nov 1, 2026: Site rebuilt. Rates collected from lenders that lend in Alberta; City of Calgary 2026 assessments added (affordability by community type); Land Titles fee schedule effective October 1, 2026; October 28, 2026 Bank of Canada increase.
